Job Description

Position: Architectural Project Manager

Summary:

As a Project Manager, you will lead projects through all architectural phases—from initial design through building occupancy. While reporting to the Office Director, you'll independently manage and prioritize your work, guide internal team members of varying experience levels, and coordinate with external consultants. This full-time role requires approximately 40–45 hours per week.

Key Responsibilities

General Project Oversight (All Phases):

  • Maintain proactive communication with clients, consultants, and contractors
  • Collaborate to resolve design challenges efficiently
  • Identify and address unique project issues or concerns
  • Develop and maintain project schedules and programs
  • Organize and lead internal and external meetings, with follow-up documentation
  • Attend external meetings, including after-hours sessions as needed
  • Oversee and review work from consultants and internal teams
  • Conduct quality control reviews using standards and checklists

Schematic Design Phase:

  • Lead the schematic design process by coordinating internal and external teams
  • Conduct preliminary zoning and code reviews
  • Submit preliminary entitlement packages and manage follow-up with municipalities

Design Development Phase:

  • Direct design development activities and ensure timely deliverables
  • Oversee document production and specifications
  • Research building materials, systems, and assemblies
  • Coordinate 3D modeling and Revit document production
  • Manage municipal entitlement submissions and responses

Construction Document Phase:

  • Supervise the production of detailed construction documents and specifications
  • Finalize code compliance documentation
  • Coordinate permit submissions and follow up as needed

Construction Administration Phase:

  • Lead the construction administration process and coordinate with all stakeholders
  • Attend and document construction meetings
  • Respond to RFIs and shop drawings
  • Prepare bulletins, evaluate change orders, and review payment requests
  • Conduct site visits, issue field reports, and create punch lists
  • Evaluate project completion and conduct final walk-throughs

Additional Responsibilities:

  • Develop project work plans, timelines, and staffing projections
  • Collaborate with leadership to manage office-wide scheduling and resourcing
  • Mentor junior team members and support their growth
  • Contribute ideas to improve office operations, policies, and standards
  • Take on additional duties as assigned

Ideal Qualifications:

  • 5+ years of experience in architecture, with at least 2 years managing similar project types
  • Strong understanding of working with private developer clients
  • Proven leadership and mentorship capabilities
  • Strong interpersonal skills and ability to manage client relationships
  • Ability to create project work plans, fee proposals, and schedules
  • Skilled at balancing multiple responsibilities across projects
  • Positive attitude, maturity, and a team-oriented mindset
  • Proficient with SketchUp, Revit, AutoCAD, Adobe Creative Suite, and Microsoft Office
  • Architectural licensure preferred, but not required
